At its last meeting, the Riverbank City Council introduced an ordinance to extend a tentative parcel map and establish a development agreement that is set to turn a 2.4 acre parcel surrounded by residential properties into affordable housing in a medium density development.

Known as Ward Villas, the property is located at 2912 Ward Avenue, going south, and west of Roselle. Currently, it is a massive empty lot, filled with dead grass and a few trees, along with an abandoned and boarded up empty home which will be removed.

At completion, the developer is allowed to build it into a 28 lot subdivision, zoned for medium density residential use. That zoning allows a net density of between eight and 16 single-family units per acre on the site.

The original rezoning happened at a council meeting back in February of 2016, with this current action merely extending the deadline on the tentative parcel map and establishing a detailed development agreement between the city and the owner.
