Planning Commission Hosts Cannabis Hearing

A public hearing scheduled for Tuesday, Dec. 19 will focus on a Development Agreement and Conditional Use Permit for the Riverbank Cannabis Collective.

The project, according to a notice from the city’s Development Services Department, “consists of a Development Agreement and a Conditional Use Permit to permit a commercial medicinal and adult use cannabis dispensary” in the city.

The dispensary is proposed at 6609 Third St., and the project site consists of an estimated 9,375-square feet and the existing vacant building on site is 6,588 square feet.

Planners said the project site has a General Plan Land Use designation of Mixed Use and is zoned General Commercial. It is also within the Downtown Specific Plan Zoned Downtown Core.

The Planning Commission meeting is scheduled for 6 p.m. on Tuesday, Dec. 19 at City Hall Council Chambers, 6707 Third St. and all interested are invited to attend the public hearing to express opinions or submit evidence for or against the proposal.

Written comments may be made via email to dkenney@riverbank.org, by mail or by hand delivering them to 6707 Third St., Suite A in Riverbank. All comments must be submitted by 5 p.m. on Dec. 19. Oral comments will be taken the night of the hearing.

There is no CEQA requirement for the project, as the proposal would not have any effect on the environment because it is a development agreement and a conditional use permit for a business within an existing vacant building in a commercial zoning district.

Planning officials said the only proposed construction at the site is a tenant improvement within the existing structure.

Planning commissioners will receive testimony prior to taking any action.
