New shopping center in the works as spots fill up

There are signs that a new shopping center is in the works. Not in Crossroads West, but along Patterson Road.

Marking out the area just east of Dutch Brothers, beside and possibly behind the coffee shop, the signs indicate three of the four shop spaces available have been spoken for.

The first listed is Tractor Supply Co., founded in 1938. It’s an American chain store that sells home improvement, agriculture, lawn and garden maintenance, livestock, equine and pet care equipment and supplies.

It caters to farmers, ranchers, pet owners, and landowners. As of 2024, the company had 2,250 stores. It is based in Brentwood, Tennessee.

There’s one located in neighboring Oakdale.

The next on the list is Grocery Outlet Bargain Market. It’s an American discount closeout retailer consisting exclusively of supermarket locations that offer discounted, overstocked, and closeout products from name-brand and private-label suppliers.

The company has stores in California, Oregon, Washington, Idaho, Nevada, Maryland, Pennsylvania, New Jersey, Ohio, and Delaware.

It was founded in San Francisco in 1946.

There are two locations in Modesto now, along with one in Oakdale.

The final shop will be a Habit Burger & Grill, formerly known as The Habit Burger Grill. The eatery is a California-based fast casual restaurant chain that specializes in chargrilled hamburgers. The company also sells other typical fast-casual fare. It was founded in 1969 in Santa Barbara, California, and its headquarters are in Irvine, California.

In March 2020, Yum! Brands, the parent company of KFC, Pizza Hut, and Taco Bell, acquired The Habit Burger Grill.

There are existing Grill locations in Modesto, Ceres and Manteca.
